The difference between a window that performs for a century and one that becomes a maintenance nightmare lies in the granular engineering details - the things that are rarely discussed until there is a problem.

If you want to protect your design intent and ensure your client's absolute peace of mind, it’s critical to look beyond the aesthetic. Here are three very important, often-overlooked details that distinguish true luxury fenestration from the rest of the market.

1. The "All-Steel" Myth and Glued-On Gaskets

When you pay for an all-steel window, you expect an all-steel window. However, some steel window manufacturers quietly cut corners to save on costs. It is incredibly common in the industry for manufacturers to use an aluminum interior glazing bead (the piece that holds the glass in place) rather than real steel. While this saves the factory money, it introduces a less durable material into your uncompromising steel package.

You also need to inspect how the window is weather-sealed. Some inferior systems glue their rubber gaskets directly to the side of the metal frame. When that dark metal bakes in the summer sun, the adhesive degrades, and those gaskets inevitably fail and fall out.

The Interior Pane (Your Safety Net): The inside pane should be laminated glass. This consists of two layers of glass bonded together by a strong, clear polymer interlayer. If the exterior tempered pane is ever breached in a severe storm, the laminated interior pane holds the line, keeping wind and water out of the home. That laminated interlayer absorbs outside noise and blocks 99% of UV rays, protecting the home's hardwood floors, artwork, and upholstery from sun damage.
